Real estate developers that are able to increase the value of their buildings by meeting all their performance goals may apply for ICMQ India's voluntary certification scheme called Building QP+®.
This scheme, created in 2004 by ICMQ in Italy in accordance with the directive 2002/91/EU, is attracting those customers who are not only looking for compliance with the ECBC code but also those who wish to achieve an award for building performances.
Developers and builders are demanding Building QP+® certification to increase the value of their buildings and to attract investors and customers.
Building QP+® is focused on relevant building performances:

• energy efficiency
• water consumption
• thermal comfort
• acoustic comfort
• lighting comfort
• fire resistance

Energy efficiency is measured through the Energy Performance Index and evaluated according to the Energy Conservation Building Code (ECBC).
Other features are calculated according to national codes and standards.
This scheme is applicable to new, restored or existing building.

ICMQ India's Approach
Building QP+® provides certification for a new construction project according to a process in two phases

Phase 1: Design Verification.
This activity aims at verifying the building performance potential improvement during the design phase, when modifications are possible and result in lower costs.
At the end of this phase a report providing data on designers so as to improve the project from a building performance point of view, is awarded to customers.
The report also includes a forecast of the eventual increase in construction costs..

Phase 2: Technical control at site
This activity is performed  on the field and aims at monitoring the construction process to ensure that it is complying with the project guidelines. This inspection is focused on those features that have an impact on the overall building performance.
At the end of this phase a second certificate is awarded to customers. This is for the Energy Performance Index and it comes with a report including suggestions on how to improve the building performance.
In the case of in-service buildings, Building QP+® provides the calculation of the Energy Performance Index (EPI).
ICMQ delivers a technical verification showing data along with the certificate. the calculation processes carried out, concerning both the jacket that the installations.
