Energy is a relevant and widely recognised cost of building operations, however, costs can be reduced through a more efficient use of energy. In many countries Building Energy Performance Certificates are becoming mandatory for new buildings.
An Energy Audit is intended to calculate the energy performance index and to identify improvement area of a building.
Developers can use data from this audit to inform potential buyers or tenants about the energy performance of a building. These buyers, in turn, can consider energy efficiency as part of their investment.
In India, the Bureau of Energy Efficiency (Ministry of Power) issued the Energy Conservation Building Code (ECBC) with the aim of asking for the minimum number of requirements for the energy-efficient design and construction of buildings.
Compliance with the ECBC will become mandatory from 2012 (Ministry of Power “Energy Conservation Act” 2001). (learn more)

ICMQ India’s Approach
ICMQ India performs the following activities based on the ECBC Code:
- calculation of the Energy Performance Index (EPI)
- compliance audits to ensure that building designs meet ECBC requirements
- technical control at site during the construction phase to ensure the compliance with the design
- ’benchmarking’ to compare the energy efficiency of a building with that of other buildings in the same category and climatic zone
- energy efficiency calculations according to ISO standards
- thermal performance of windows, doors and shutters: the calculation of thermal transmittance (ISO 10077)
ICMQ India provides developers and builders with a voluntary Building Energy Performance Certificate (BEPC) including:
- Building Energy Rating based on the Performance Index (EPI).
It reflects the energy performance of a building by considering envelop, hot water, heating, ventilation, electrical power and lighting.
- Building Energy Reports providing recommendations on how the energy performance of a building can be enhanced.
